Our residents are asked to provide

a 30 day notice, so we can

usually project availability 

about a month in the future.

Because we are a small community, we do not maintain a vacant model home.  We generally begin marketing homes once they are on 30-day notice, so it may or may not be possible to view the home while it is still occupied.

Applications are generally provided during an on-site meeting, and completed applications consist of 4 requirements:

1. Completed Application form with photo ID. We require verifiable rental history for the past 2 years. 

2. Proof of Income (3x monthly rent). We require verifiable employment history for the past 2 years.

3. Satisfactory Background Check (We use TransUnion's SmartMove service. No felons period. Foreclosures/evictions older than 5 years will be considered on a case-by-case basis. Fee for leaseholders is $60, which includes credit and criminal check. Fee for adult occupant-only/non-leaseholder is $30, for criminal check only.)

4. $200 holding fee (certified funds only – no personal checks). The holding fee is credited toward your security deposit upon approval. The holding fee is non-refundable if an applicant decides to cancel. The holding fee will only be refunded if an application is denied.

 

We process application one at a time, on a first-come basis. An application is only complete once all 4 requirements are provided. We must have all 4 requirements in order to hold the apartment off the market and begin processing.

We will consider co-signers/guarantors, or an extra deposit, to compensate for lack of, or non-verifiable rental or employment history.
